Money Laundering and the Law

Money laundering is the process by which criminally obtained funds are disguised to make them appear legitimate. Under UK law, estate agents and property professionals are required to carry out customer due diligence and report suspicious activity.

Pomp Properties complies with all relevant legislation, including the Proceeds of Crime Act 2002, the Terrorism Act 2000, and the Money Laundering Regulations 2017.

Legal Requirements

As part of our legal obligations, we are required to verify the identity of our clients and, where applicable, the source of funds involved in a transaction.

We may be required to obtain and retain information and documentation before we are able to act on your behalf or proceed with a property transaction.

Failure to provide the required information may result in delays or our inability to proceed with instructions.

Required Documents

To comply with anti money laundering regulations, we may request the following documents.

Proof of Identity
A valid passport or driving licence.

Proof of Address
A recent utility bill, bank statement, or council tax bill dated within the last three months.

Source of Funds
Documentation demonstrating the origin of funds used for a property transaction, such as bank statements, sale completion statements, inheritance documentation, or investment records.

Additional Information
In some cases, further documentation may be required depending on the nature of the transaction or the client.

Reporting and Confidentiality

Pomp Properties is legally obliged to report any suspicious activity to the appropriate authorities. We are prohibited by law from informing clients if such a report has been made.

All personal information collected for anti money laundering purposes is handled securely and in accordance with data protection legislation.

Ongoing Monitoring

Client information may be subject to ongoing monitoring throughout the course of a business relationship to ensure compliance with regulatory requirements.
